We’ve had strong interest come in, and at this point we’re looking to finalize one remaining investor allocation in the $50K-60K range.

Construction: $636,000
Total Project Cost: ~~$711,000
Projected Sales: ~$1,026,000
Investor Structure
For a $50K-$60K investment:
12% fixed annual return
~$6,000-$7,200 profit over ~12 months
Paid at project completion / exit
Structured as a 12-month promissory note, personally guaranteed.
The strategy is straightforward. We’re acquiring the land, building three townhomes, and selling each unit individually on the retail market.
This gives us three separate exit opportunities within one project, helping manage downside while maximizing total value.
We’re keeping this opportunity limited and expect to finalize the remaining allocation soon.
